Fradkin & McAlpin has completed 7 full-floor office renovations at 25 West 39th Street, originally the Engineering Societies’ Building. Some floors were designed for specific end users with the input of the tenant, to meet their programming requirements and incorporate their aesthetic preferences. Others were designed without a known tenant, or with leases in negotiation phase, requiring a more flexible layout and occasional last-minute change to the design. Concurrent with these projects, Fradkin & McAlpin has completed numerous other studies to assist the building owner in evaluating potential uses for each floor, including test fits, occupancy studies, and code research.

Shown here is their 7th floor co-working space, consisting of private offices as well as open spaces for rent, with shared reception, pantry, and breakout areas. The 1907 building’s riveted steel columns and terracotta vaulted ceilings are left exposed in a dramatic juxtaposition with the are sleek glass partitions and modern furnishings.
